The same story continues to be told in Las Vegas. The investors love us though. Prices down and sales up. No voodoo economics here. See the link below from today's paper.

The article in the link below from today's newspaper provides the guesstimate of one of the local analysts on the timing of the anticipated housing revival. Read it at your peril.

Today's paper (Wednesday April 13, 2011) had an article that discussed foreclosures in some depth, in particular how and why they jumped sharply in March. An interesting read, particularly because one of our local agents was quoted on the subject. This is "hump day" so have a good rest of the week on the downhill run.

An interesting artile in today's paper. It seems that the census numbers would have you believe that Las Vegas is a ghost town. Read the article - link below - for yourself and get the straight skinny.

It has been a while since I Sent forth some information in this forum and I apologize. I have been a bit busier than usual and that is good. Today I noticed an article in the local paper that goes against the prevailing wisdom of "retirement means downsizing". (See link below) The article doesn't particularly cover the retiree but they are in the mix. I, for example downsized from a 1700 square foot town house to a 2700 square foot final home. Not so much to get more space but because the design met our needs. I now have a nice size office/library which serves me well being able to accomplish Real Estate tasks as well at home as I can at the "office". Ya'll have a good weekend , ya hear.

The title of today's article of interest says it all. Even the "experts" can't figure out the market. We do know one thing, however, the February inventory was in excess of 14,000, down from January by 1,000. The high percentage of distressed properties slows things down considerably. I, personally, have a short sale with a very patient buyer. We submitted the original offer in early June last year and have not received a final decision from the bank at this writing. See the link below.

In today's Las Vegas newspaper the article linked below contains the writer's opinion on a major source of today's short sale problem. I thought that this article might be of interest to those of you that may be dealing with or thinking of dealing with a short sale. If you are thinking of finding a good deal for a home or an investment in the Las Vegas metro area, don't forget to check with yours truly for ethical and helpful service. If you have not done it already, go to the "About Bob" button on the front page of this site and check me out. I do have the SFR certification. That stands for "Short Sale and Foreclosure Resource". I am the resource in case the title is confusing.

Happy New Year to all. In todays local newspaper the newly installed President of the Greater Las Vegas Association of Realtors discusses the new regulation requiring an energy audit when buying/selling a house. Please see the link below for the details.

Best regards, Bob

Wow! Two days in a row. Today's article from the paper has some interesting comparisons, though. A couple of ideas herein are a bit late in coming. Realtors have been complaining for quite some time that the banks were taking the wrong tack in concentrating more effort on foreclosures than short sales. It seemed that everyone except the banks knew that they would realise more return from a short sale than from a foreclosure. But, I ought to let you read it for yourselves.

Best regards and Merry Christmas to you all.

First I would like to wish those of you that return periodically to this location a very Merry Christmas and a happy and prosperous New Year. If I might be allowed to add a point of good personal news, I recently sold a listing for a very nice $550,000.00. This property, in Sun City Anthem in Henderson, NV, is a really beautiful home with a pool and a view of Las Vegas that is outstanding.

That good news is contrasted with the newspaper article in today's paper that says that Las Vegas is number 98 of the worst 100 economic metro areas of the country. See the link below.

Happy holidays to you all. Bob

This article, found in today's local paper, provides a pretty fair status report on the current situation of the Real Estate market in Las Vegas. See the link below.

A merry Christmas to all if I don't blog you again in the next few days.

Tobay's blog is not so much about Real Estate as it is information of value to those of you that might be contemplating a Las Vegas New Years weekend. We have good weather, good shows and reduced rate hotel rooms as indicated in this article. Make your reservations early and HAVE FUN!!

Merry Christmas and Happy New Year,

The link shown below will take you to an article in today's newspaper that provides the general condition of the LV housing market. This is not in great detail but it will give those of you that are intrested an idea of what is going on here.

I wish all of you a very happy Thanksgiving.

In today's newspaper we find an interesting article on a somewhat limited subject - that of investors with cash money. We have a significant number of investors with cash that are buying inexpensive properties such as 70 to 80 thousand dollar condos and turning them over for a quick profit, in other words they are "flipping" them. See the full article via the link below.

A happy Thanksgiving to you all,
